Code-compliant pool fencing, self-closing gates, optional automatic safety covers, drowning-prevention alarms.

Final Startup

Final Startup

Plaster cure, water balance, equipment training, app setup, 30/90/365-day follow-ups. Pool is ready to swim, not just to look at.

Already Have a Pool? Make It Look New Again.

Most LA pools built before 2015 are due for a refresh. Plaster wears out in 8-10 years. Tile mortar cracks. Single-speed pumps are now illegal under California Title 24. We restore your existing pool to look and run like a 2026 build - usually in 2-6 weeks, without rebuilding the shell.

Replaster & Resurface

White plaster, Diamond Brite quartz, Pebble Tec, Pebble Sheen, or PebbleFina. We drain, chip out the failed layer, prep the shell, and re-finish so the water color and texture match a brand-new pool.

Waterline Tile Refresh

Single-tone glass mosaic, iridescent pearl, or hand-cut natural stone. We remove the dated 80s/90s ceramic band and re-set with proper waterproof setting compound.

Coping Replacement

Travertine bullnose, cantilever concrete, or large-format porcelain. Replaces cracked or out-of-style coping and gives the pool a clean modern shadow line all around.

Deck Resurfacing

Strip the failing Kool Deck or stamped concrete. Re-finish with travertine pavers, porcelain pavers, or a fresh broom-finish concrete with proper drainage.

Equipment Modernization

Variable-speed Pentair/Jandy pump (Title 24 compliant), modern cartridge filter, heat pump heater, and full automation. LADWP rebate paperwork handled.

Salt Water Conversion

Replace chlorine tabs with a salt chlorinator. Softer water, lower running cost, fewer chemicals - typically $1,500-$2,500 installed.

LED Lighting Retrofit

Swap halogen pool lights for Pentair IntelliBrite or Hayward ColorLogic RGB LEDs. Color-change app control and ~20-year bulb life.

Water Feature Add-Ons

Sheer-descent spillways, scuppers, raised wall spillovers, fire bowls. Designed and built into the existing shell with proper waterproofing.

Spa Addition

Add an attached spa to an existing pool with a spillover wall, separate heater loop, and shared equipment pad. The hardest "remodel-not-rebuild" job done right.

Code & Safety Updates

VGB-compliant anti-entrapment drain covers, GFCI lighting circuits, new pool fencing, code-required equipotential bonding. Flagged at home sale under AB 3205.

Pool Designs We Build

Most Valley Backyards Stay Pool-Less for the Same Three Reasons.

You've been thinking about a pool for a while. Here's what stopped you - and how Locali removes each barrier.

Sound Familiar?

01

The Hillside Question

Half the Valley sits on a slope. Most pool guys back away from grading, retaining, soils reports, and caisson design. We do not. We have built pools on Studio City, Encino, and Calabasas hillsides with engineered shotcrete walls, friction piles to bedrock, and full geotech under the LADBS Baseline Hillside Ordinance.

02

The Permit Maze

LADBS pool permits are slow. Variance for setbacks under 5 feet. Energy code on the heater. Drought rules on water-fill. We pull every permit and own every inspection - you do not call the city once.

03

The Quote That Doubled

Other builders quote $80K, then add $40K in change orders for tile, coping, equipment pad, and fencing. Our written fixed-bid scope spells out every line item. The number you sign for is the number you pay.

Built by People Who Care About Your Home

Locali Builders is a Southern California design-build firm specializing in residential transformations - kitchens, baths, ADUs, outdoor living, and custom pools. We started with a simple belief: a contractor's job is not just to build, but to make the experience feel cared for.

For pool projects, we run the entire build in-house: design, permits, geotech coordination, shotcrete, plumbing, equipment, plaster, decking, and startup. No subcontracting the design to one company and the build to another. One license, one warranty, one accountable team.

About Locali Builders

What We Stand For

Design + Build Under One Roof

In-house design, permits, and construction. No finger-pointing between a designer and a builder.

Transparent Communication

Weekly updates, written fixed-bid scope, no surprise change orders. You always know where your project stands.

Quality Craftsmanship

Engineered shells, premium plaster and tile, top-tier Pentair and Jandy equipment. Built to last decades, not seasons.

Local & Personal

We are your neighbors. Every pool is personally walked by our founders before, during, and after the build.

From First Call to First Swim

01

Free Design Consult

We walk your yard, listen to how you want to use the pool, talk view-lines and access. Honest cost ranges and a feasibility verdict before you commit anything.

02

Design + 3D Render

Architectural plans, 3D photoreal rendering, structural drawings, and a written fixed-bid scope. We refine until it is exactly right - before any dirt moves.

03

Permits + Geotech

We pull LADBS or city permits, run the soils report on hillside lots, handle the energy compliance form. You do not talk to inspectors.

04

Build

Excavation, rebar, shotcrete, plumbing, equipment, plaster, tile, coping, decking. Daily progress photos, weekly site walks, dust-controlled work.

05

Startup + Swim

Plaster cure, water balance, equipment training, smartphone-app setup. We hand you a pool that is ready to swim. 1-year workmanship + 10-year structural warranty starts here.

Is Your Pool Ready for a Remodel?

If you check 3 or more of these, your pool is past its service window. Most LA pools hit this point between year 10 and year 15.

What Our Homeowners Say

Rafi walked our hillside in Studio City and told us straight what was buildable - no overselling. The infinity edge they engineered for our slope is the most-photographed part of our home now. The geotech and caisson work was handled without us ever talking to an engineer.
David & Sarah W.
Hillside Infinity Pool - Studio City, CA
Got bids from three pool builders for our Calabasas backyard. Two refused to touch the slope. Locali engineered a retaining wall, pulled the variance, and finished in 22 weeks - on the price they quoted. Not a dollar of change orders.
Michael R.
Modern Geometric Pool + Spa - Calabasas, CA
The fixed-bid quote was the reason we chose them. Other builders quoted us $130K then added $40K mid-project. Locali's number was their final number. Pool, spa, fire features, deck - all in one written scope.
Jennifer L.
Family Pool + Spa - Encino, CA
We wanted a small plunge pool but every builder we called acted like it was beneath them. Locali designed a 12x18 with glass tile and three fire bowls in 10 weeks. It's the most beautiful 200 sq ft in the neighborhood.
Aaron P.
12x18 Plunge Pool - Sherman Oaks, CA
The Title 24 heat pump conversation was where they earned my trust. Every other builder pushed gas - Locali explained the new code, sized the heat pump, and handled the energy compliance form. Felt like dealing with adults.
Karen M.
Lap Pool + Heat Pump - Tarzana, CA

Everything You Need to Know

Plunge / cocktail / spool (10-14 ft, often spa-adjacent): $45K-$85K. Standard concrete 12x24 pool (200-400 sq ft): $130K-$200K all-in for a Valley flat lot. Custom concrete + attached spa + upgraded tile + LED + auto cover + heat pump: $200K-$310K. Premium with fire features, glass tile, outdoor kitchen integration: $300K-$385K. Luxury hillside / infinity edge / Bel Air: $400K-$1M+. Locali gives you a written fixed-bid quote, not a number that grows mid-project.

Standard flat-lot pools: 12-16 weeks from signed contract to first swim. Hillside or infinity-edge builds: 18-26 weeks. Re-plaster + equipment refresh on an existing pool: 4-6 weeks. We sequence design, permits, and material orders in parallel so the calendar does not stretch.

Yes. We have built pools across Studio City and Calabasas hillsides with engineered shotcrete walls, friction-pile foundations, and full geotech. Expansive Valley clay, slope, and access challenges are normal for us, not blockers. We will tell you straight if your specific lot is buildable.

LADWP and many Valley cities require a water-fill permit and a one-time-fill plan. We handle the paperwork and time the fill correctly. Once filled, modern pools with covers actually use less water per year than the lawn they replace.

Yes. Title 24 (effective January 1, 2026) requires that gas heaters can no longer be the primary heat source on new pools or major remodels - the primary must be a heat pump, solar thermal, or other approved renewable. Gas is allowed only as a backup. Every Locali pool ships with a code-compliant heat pump as primary heat source. We handle the energy compliance form for you.

Yes. About 40% of our pool clients add a pool deck plus a built-in BBQ or outdoor kitchen in the same build. Sequenced together, it is faster and roughly 15-20% cheaper than building them separately.

Every concrete pool needs a building permit, plumbing permit, electrical permit, and an energy compliance form. Hillside pools may need a grading permit + soils report. Pools within 5 ft of a property line need a setback variance. Locali pulls every one of these.

1-year workmanship warranty on labor and installation, 10-year structural warranty on the shell, plus full manufacturer warranties on equipment (Pentair, Jandy, Hayward) and finishes (Pebble Tec, NPT plaster). Specifics in your project contract.

Yes. The in-yard design consult is free and includes honest cost ranges, feasibility, and a verdict on whether your lot supports the design you want. If we move forward together, the $2,500 3D rendering is on us.

Resurface only (drain, chip, replaster or pebble): 1-2 weeks. Resurface + tile + coping: 3-4 weeks. Full remodel including equipment, deck, and water features: 6-8 weeks. We sequence material orders and inspections in parallel so the calendar does not stretch.

If your plaster is rough and stained but the tile, coping, deck, and equipment still look OK, a $7K-$15K resurface gets you a brand-new feel for the lowest cost. If you have multiple failure points (tile, coping, equipment, deck), bundling them into a full remodel for $40K-$80K is faster and ~15-20% cheaper than doing each piece separately. We will walk your pool and tell you straight.

Plaster: cheapest, 5-10 year life, white only. Diamond Brite: quartz aggregate, 10-15 year life, sandier feel. Pebble Tec: industry standard pebble, 15-20 year life, slightly textured. Pebble Sheen: smaller pebble, smoother feel, modern look. PebbleFina: smoothest, premium tier. For Valley pools we usually recommend Pebble Sheen or PebbleFina - the longer lifespan saves money over two resurface cycles.

Yes. The LADWP Consumer Rebate Program pays $500 per variable-speed pool pump (one per home). Every modern pump we install qualifies, and we fill out the rebate paperwork for you on the day of install. You will see the rebate on your LADWP bill within 8-12 weeks.

Usually yes. The pool shell itself - the concrete or gunite structure - is the long-life part and is almost always salvageable. What ages is everything attached to it: plaster, tile, coping, equipment, deck. We have brought back pools from 1965 to 1985 in the Valley with no shell rebuild. If the shell does have structural issues we will tell you honestly before we start.

No. We coordinate access with you on day one, set up dust control, and run the project crew-by-crew. You will get daily progress photos and a weekly site walk if you want one. Most owners are at work during the build.

Your Backyard, Reimagined

Free in-yard pool design consult. We measure, talk, and tell you honestly what is possible inside your budget. If we move forward together, the $2,500 3D rendering is on us. Booking foundations through Q3.
